A complete new build with facade retention including a basement extension.

The facade retention of a detached Chelsea Townhouse and the new build of the entire property with a new basement and an additional floor level. OLF worked with the Project Team through the Pre-construction process and delivered the building to the client on a Management Contract to a high specification.

The building sequence and structural works had to be carried-out in a defined way to ensure that a saving was achieved on the VAT rating of the works. OLF planned these works with the Engineer and tendered the structural works package to ensure delivery and the client’s saving was not compromised.

The property was built as a development for re-sale and OLF worked with the development manager to ensure that the choices made were within the out-turn cost forecast and that quality was retained as needed.

As with many sites in London, access was limited and local restrictions required careful and sensitive management. OLF carried out all main contractor and management duties and delivered this project on time and on budget.
